We are currently looking for a Construction Projects Coordinator to join our team!

Downstreet is seeking an enthusiastic and detail-oriented Construction Projects Coordinator to ensure the long-term care, preservation, and physical health of the Downstreet real estate portfolio. This position will work across departments to develop goals for the portfolio and to collaboratively implement those goals.

Key Responsibilities

  • Collaborate with Property Management and Finance to prepare annual Capital Needs budgets.

  • Create contractor requests for proposals and review submittals ensuring the best possible team and cost for each project.

  • Ensure that Capital Needs Assessments are in place for every Downstreet property and procure for/oversee regular updating of assessments.

  • Review zoning and permitting requirements, time frames, and costs and integrate into project schedule and budget.

  • Ensure that all permits, bonding, insurance, and other submittals are in hand prior to construction.

  • Negotiate terms of agreements, draft contracts, and obtain permits and licenses.

  • Oversee and provide direction to general contractors, subcontractors, and vendors as needed to complete projects.

  • Collect and maintain appropriate invoices and records for successful funder requirements and timely payment of vendors.

  • Collaborate with Real Estate Development Team on portfolio rehab projects.

  • Complete related administrative tasks and assist in property maintenance coordination as needed.

Experience and Education

  • Three years’ experience in relevant field

  • Proficient in Microsoft Office Suite and ability to learn relevant software

  • Highly organized with a strong ability to manage priorities and deadlines

  • An understanding of construction, project costing, and relevant State laws and regulations

  • Strong written and verbal communication skills, active listening skills, and problem-solving abilities

  • Commitment to equity and inclusion and social and economic justice

  • Valid Vermont Driver’s License, personal vehicle with insurance, and ability to travel for position

Physical Requirements:

  • Prolonged periods sitting at a desk and working at a computer.

  • Must be able to lift 25 pounds at a time.

Compensation

The annual salary range for this position is $50,000 - $53,000 dependent on experience.
