Are you in need of better housing?
Habitat for Humanity builds homes for those living in subsidized housing and substandard housing which includes unsafe conditions, expensive rent, and/or being overcrowded.
To Qualify you must:
- Be deemed within Central Vermont Habitat for Humanity’s income limits. These limits are based on up to 80% Area Median Income (AMI).
- Complete Downstreet’s Homebuyer Education course.
- Complete Downstreet’s Shared Equity Application.
- Be willing to volunteer hours with Habitat for Humanity. The requirement is 250 hours per adult with loved ones able to provide up to 50% of the service time.
- Have $500 of your own funds (cannot be gifted money) in a bank account to pay for closing costs.
- Preference will be given to veterans.
Central Vermont Habitat for Humanity is seeking applicants for a new home they are building at 804 North Main St, Northfield, VT.
This newly constructed, owner-occupied duplex offers a rare opportunity for permanently affordable homeownership in the heart of Northfield. Each home is built to ENERGY STAR® certification and Efficiency Vermont High Performance Home standards, featuring passive solar orientation, and is both solar-ready and EV-charger ready for long-term sustainability and low energy costs.
The homes are part of a shared-equity program, ensuring affordability for current and future homeowners. While the as-complete appraised value is estimated at $335,000 per unit, each mortgage will be tailored so total housing costs remain affordable at approximately 30% of household income. The required down payment is $500.
Each home will include two full bathrooms, with final bedroom counts determined by the selected partner homeowner’s household size. The appraisal assumed 3- and 4-bedroom layouts, though final designs will reflect homeowner needs.
