Executive Director Update: March 2026

Dear Friends,

This spring, Downstreet is celebrating the completion of several important projects—Speranza Inn, Hamesbest, and Marsh House. While construction may be coming to a close, these developments represent new beginnings for many people in our communities whose lives will be shaped by the housing they provide.

• In the past 11 months, the Speranza Inn has served more than 650 households and over 1,250 individuals—even while undergoing an occupied rehabilitation. Construction will wrap up in the coming months, but the work there will continue as we help stabilize the lives of our most vulnerable neighbors.
• In Randolph, the renovation of Hamesbest in partnership with Upper Valley Services (UVS) will create accessible housing for people with intellectual and developmental disabilities (I/DD). The property will include housing for two residents with on-site staff support, as well as an Accessory Dwelling Unit (ADU) for independent living.
• In Waterbury, Marsh House will bring 26 permanently affordable apartment homes to the community. Three of these homes will be set aside for residents with intellectual and developmental disabilities.
• In Morrisville, Downstreet has transformed eight former vacation homes at Muddy Moose Lodge into permanent housing. Six of the homes will enter the Downstreet shared equity portfolio, creating permanently affordable homeownership opportunities in Lamoille County.

The completion of a project is never really the end of the story—it’s the starting point for the people who will live there.

This is why we do this work. It isn’t just about buildings or apartments. It’s about the lives that will unfold within them, the opportunities they make possible, and the ways people can more fully participate in the communities we all love to call home.

Marsh House is opening in the summer of 2026! Currently under construction in Waterbury on 51 South Main Street, Marsh House will bring 26 permanently affordable apartment homes to Central Vermont. 

The rent range for Marsh House will be determined by 30% to 80% AMI, creating multiple affordable housing opportunities for folks at varying income levels in Waterbury.
